Welcome to our latest newsletter, with
an ever expanding number of readers and excellent
feedback on the content. It is unashamedly a tool
for Allez-Français to keep in touch with our
clients, but also a way of keeping you up to date
to what is happening in France and new opportunities.
In this edition, we are looking at a new concept in
property ownership in France - the Country
Club Community. This is a rather unique scheme,
not for everyone, but is sure to be of great interest
to those with a decent budget, looking to give themselves
a bit of luxury in retirement and remove some of the
hassle that can accompany a French property.
It derives its origins from the U.S and typically has
a club house plus individual homes located in an attractive
countryside estate. The club house offers a wide range
of social, sporting, and leisure activities, together
with a variety of service options, operating all year
round. These country clubs have a particular attraction
to the over 50s as the maintenance, quality of on-site
service and security of such developments meet their
expectations for an elegant and relaxed lifestyle.
We are offering to facilitate such a lifestyle change,
with property just outside the marvellous town of
Cognac, with prices starting at around 300,000 rising
to around 400,000 . A special feature of the scheme
is that the individual ownership of the residences
(excluding the club house and the grounds) is governed
by a 999 year lease and share of the freehold held
in a UK company. This structure bypasses the potentially
costly and complex property and inheritance legislation
of France.

Insurance
We always monitor the service levels of our business partners
and providers, and from time to time make changes accordingly.
Sadly, after recommending Title Insurance to all of our
clients over the last 3 years, we are no longer able to
do so. The policy has changed from the original concept,
BUT, those clients who took out the original plan still
have an excellent scheme. |

Cattery
Peter and Lyn Turner are eventually, after many trials
and tribulations, opening their cattery in July. Based
not far from Niort, there will be one very large pen
that will house a family of cats very comfortably
and a number of single runs.
"Unlike some French 'pensions' there will be no
outside communal area as we feel this is the quickest
way to spread illness etc amongst the cats. In fact
in the UK it is forbidden for cats of separate households
to come into contact with each other for this very
reason, and we intend to abide by that.
Each run will have plenty of room for exercise, scratch
pads, toys to play with, suitable covered and open
sleeping places and obviously the food that the cat
is used to. Discounts will be given for long stays
and families of cats. Do contact us asap as even though
we are not open yet we are getting enquiries".

Travel
tips whilst viewing property
Dont forget to obtain your E111 cover. This is easy
to obtain at your local Post Office. This will be
the last summer that the form will be in operation,
as European Health Insurance cards are going to replace
the old forms in September.

If you are going to be in France for several weeks
house-hunting, and likely to be clocking up lots of
kilometres on the autoroute then you may wish to take
advantage of an automatic payment system that gives

Word
of caution - Capital Gains Tax
One or two vendors have been caught out by the changes
to French CGT rules that became effective on 1st January
2004. These are covered in our library
section.
The notary dealing with the sale is required to complete
a tax return and work out the gain. He pays the money
to the French Land Registry and if there is a problem
the land may end up not being registered. There is accordingly
a lot of pressure on the notaries and if they have any
doubts they will hold back money due to the seller until
matters are clarified. |
