      For someone willing to take on renovation work, a mill property on the river Boutonne, with a Class IV licence (it was formely a creperie) would make a fantastic gîte complex, or indeed a very unique private property. The water wheel is still operational, and the course that theriver takes through the grounds is wonderful. The mill will cost €253,676 (£155,000) and will take a considerable sum to renovate, but could become a superb property.

Earning your keep in Poitou-Charentess

Many people leaving the UK for France require a property that will provide an income. The most popular route has been property with gîte, but costs can be higher than first envisaged and the market is very competitive, plus it can take some time to set yourself up and start generating an income. An easy solution is to look for a business that is already established and operating, says Peter Elias

This business comes complete with an incubation laboratory, massive holding tanks and an attractive home. The home and laboratory are located on a source maintaining a constant temperature of 12.5 degrees. The price for the whole is €367,100 (which is about £224,000).

      Businesses on our books in the Poitou-Charentess area range from the ever-popular gîte style businesses to B&B or chambre d'hote operations, through to more unusual businesses such as a trout fish farm or a cattery.
      One gîte complex in the Dordogne area with five separate letting units, house and pool, available for around £300,000, has been established as a gîte business for several years. The owners are now retiring, but will

stay on in the village which they adore.
      If cats are preferred to humans, how about a four-bedroom house with pool and established cattery. Again located in the Dordogne it is for sale at around £130,000. There is a real shortage of catteries in this part of France, and the property is in an excellent catchment area for Riberac and surrounding areas.
