numbers. Many services offered are suited to buyers irrespective of where they intend to buy. This includes buildings and contents insurances in English - most people simply take over the vendors existing insurance cover, which may represent poor value, and not understand what cover is provided. This way, new owners know exactly what they have covered and are not subjected to nasty shocks when the possibility of a claim situation arises. Similarly, car, motor bike or boat insurance plans can be arranged. The one service that is recommended to clients is the currency service. Working with leading currency experts, Allez Français provides clients with top market money rates for conversion of £ into euros or other currencies. This is provided at no cost to the client and includes a dedicated currency dealer and telegraphic transfer of currency. Using this service allows a client to reserve a currency in advance - a point that is often overlooked to the cost of some buyers. For example, between October 2000 and January 2001 a house costing the equivalent of £100,000 at the beginning of this period would have risen to over £1 13,000 a few months later. Generally, most French property purchases proceed without a survey taking place, but for the cautious or those seeking peace of mind,Allez Français has established relationships with professional surveyors and architects who would be able to advise upon the condition of a property and make drawings for proposed improvements. Again, for the cautious and wary buyer, they recommend a Title Insurance policy - at an approximate cost of £ 150, which gives peace of mind against a range of matters such as undiscovered title defects, boundary disputes, undiscovered rights of way and other similar matters. In the event of a claim, the insurance company either cures the |
problem or makes good your loss. Remember,
most property purchases in France are handled by a Notaire, who does not
act for either purchaser and vendor, but for all parties to the transaction,
unlike the UK system where the solicitor acts for either buyer or vendor.

who are English speaking and therefore avoids the situation of buyers
attending the signing of theActe de Vente ceremony and not understanding
a single word of the whole process. Then there are more questions: do you buy 'En tontine' or 'En division'? Did you realise that there may be a significant Inheritance Tax liability arising? (The French system again is very different to the UK). After you arrive in France you will probably integrate into the 'system' and rely upon E111 and E106 cover for health matters to start with. However almost certainly at the end of the first 2 years you are likely to require what is known as 'top-up' insurance and again Allez Français has the answer with a suitable policy with full wording in English.
