During the last 12-18 months, as a company, we have enjoyed good success from working on exclusive mandats. This is now our preferred method of working with vendors.
Why? Results have proven that we are able to manage advertising of the property better, (avoiding duplication), and of course have a consistency of price, which is good for buyer & seller.
When our vendors understand the benefits, they generally are keen to "run" with our plan, for at least a 3 or 6 month period, some even longer.
Our buyers know that these properties can only be found on our site (and those used by us).
It does not prevent us from working in collaberation with another agency - in fact we often welcome the opportunity.

Full price offers
The recent weeks has seen a surge of viewings and sales agreed. In fact, as a company Allez-Français has broken all records for a calendar year since we started trading in 2002.
Because our properties are priced carefully, to reflect the market value, and not at inflated prices proposed by some vendors, our sales are at these levels. (We walk away from around 1 in 3 houses offered due to the inflated price demanded by some vendors). There is no point in offering property for sale above market value. There is too much choice for a buyer today, and it is too easy to make market comparisons. We prefer to offer houses at competitive prices.
The consequence of this is that buyers see great value when they conduct their viewings with us. Subsequently, we receive a very high proportion of offers at the full asking price – and an offer at the full asking price is binding upon the seller under the terms of the mandat. So, we have many buyers making full price offers assured that they will be able to secure their dream property, and at the same time contented vendors who have achieved the full asking price.
We believe that our properties are marketed at the lowest price on the internet (via agencies) and therefore your search begins here………….
