SPRING VIEWINGS

Easter is behind us and Spring is definitely in the air in France.

 

At this time, we also have very high demand for viewings, and our team are often booked out 4 to 5 days in advance. We therefore suggest that in order to help you avoid disappointment, that you provide us with plenty of notice for your viewing requirements.

 

We inevitably find that we have better results with clients who have planned their visit with us and spend perhaps a ½ day viewing rather than trying to maintain a schedule of pre-selected viewings with many agents. In our view quality is much better than quantity.

BREXIT - scare stories

Many clients have expressed concerns about a potential Brexit and the impact that it could have upon their French plans. In brief a Brexit should have little tax or other effects opon UK owners of French property.

The main points for consideration are as follows:-

The different capital gains tax rates which have been applied to EU and non EU residents no longer apply. Therefore nothing really changes.

The existing UK – France tax treaties will remain in force, and will continue to protect UK residents’ position in France.

There is a possibility for the obligation to appoint a French tax agent / fiscal representative to calculate and be responsible for any capital gains tax liability on a sale may return. This was abolished recently for EU residents. This would potentially add around 1% to the cost of a sale.

The 15.5% social charge (in its new form) which is charged on gains and rental income will apply to EU and non EU residents. So no change.

The EU Succession Regulation allowing UK / British nationals to choose English law to govern their estate will continue as at present.  Technically because the UK opted out of the Regulation it is already for these purposes treated as a non EU country.

It is very unlikely France will impose any travel or ownership restrictions on UK owners of French property, as most UK owners will have French assets become fully liable to French taxation.

VAT which is an EU wide tax will probably no longer operate in the same way. The UK may end up with its own form of sales tax. This may affect exports and imports. This should not affect most property buyers and in particular buyers should still be able to recover French VAT on leasebacks.

Some people working in certain sectors in France may be affected because EU rules will no longer deem their UK qualifications to be equivalent to French ones.
